Automation Funnel Training: Selling Automation, Follow Up Automation, Closing Automation Systems
Hey gang, this is Mike with MyRealEstate DOJO and I’m very excited to show you a trade secret that I’ve been holding on you guys and I am going to talk about three automation funnels that make you money while you are sleeping guys, let me put it again so you understand what I’m saying, I’m going to talk about three types of automation funnels that increase sales while you’re sleeping or while you’re out there doing what I’m doing, hiking the mountains, enjoying nature or while you spend time with your family and still make money. Let me pull the curtains back and get started.
I am going to talk about what is Automation Funnels, who can it benefit and why you need it guys.
So let’s talk about what is automation funnels, there’s three types of automation funnels, the first one is called your sales funnel, your sales funnel doesn’t mean you actually get the money, your sales funnel if you can imagine going to a car dealership is when they ask you things of like what kind of car you’re looking for, what color do you need, etc. or at my moving company that I used to own, the kind of question we asked for people that called in is what is your moving date, where are you moving from and where are you moving to? Are you moving to an apartment or are you moving to a house so we’re going to determine what kind of truck we would provide them, same thing with that car dealership, they are asking you to gather information from the customer to see how they can render services to the customer, but at this time, no money has taken place, nor the customer decided if they want to go with you.
So the sales funnel is very important because it automates your business and saves you thousands of dollars because instead of having a sales guy;
for example in my moving company, that every time somebody submitted their lead, they wanted to get the price to move, somebody will call them and say “hey Johnny, where are you moving from and where are you moving to? Are you moving to an apartment or are you moving to a house? What day do you need to move? So what I did is I took the exact information and systemized it into an automation, so that human didn’t have to ask those questions and that saves me thousands of dollars. The same thing is happening with the car dealership, if you submit something online, they will ask you a bunch of different questions, and it’s all through automation. So the funnel number one is called the sales funnel, and what the sales funnel does is it collects information from the consumer, what color of car are you looking for, where are you moving from, where are you going to, it collects information but it does not do the selling, and at the same time it report building, it lets the seller know why they should they go with you versus Jose and Mary, or if somebody called in to my moving company, why should they go with Dr. Move versus Bob and Sally’s moving company? That’s what it does, the sales funnel is not going to close the deal for you guys, it just collects information, the normal information that you ask the seller if you’re an investor or if you’re a business owner, what you would ask to your customers, that’s what it does and it builds report with them.
Let’s go to funnel number two, very important.
SALES Automation Funnel and CLOSING Automation Funnel number two is what I call the follow-up funnel, all the follow-up funnel does is stays in front of the customer and at the same time, it builds more report with the customer, it educates them, it empowers the customer.
Let me give you an example about mine, in my follow-up at my real estate dojo in the funnel one where is says sales, I don’t sale anything, I just give you guys free information, I just give you how to do X, I give you my trade secrets, I don’t sell anything, I just give value, the sales funnel doesn’t have to be sales it could be a value added and in my follow-up, I just continue selling you guys videos and valuable information, how to do business, how to save money, how to do sale and then that by itself comes to my third funnel which is the closing funnel. So the follow-up funnel builds report in my case it adds value, not about me, me, me, I’m giving you guys information which leads you to my third funnel which is the closing funnel, and in the closing funnel, the seller or the customer they decide in their mind that they’re going to go in your services because you have the other two funnels, you have the sales funnel where you gather information from the sellers to see how you could render service to them, in the second one, the follow-up funnel, you are adding value in your customer’s faces over and over. The third funnel, the closing funnel is when the customer decides that “hey, I’m going to use you” whatever it is, if in my real estate dojo, you decide if you’re going to go buy my product in my website and you do it yourself, I never called you, no one in my team ever does that, you decided to do it by yourself that’s why I got into this business because I hate sales and I love automation sales, and unlike other academy or whatever we never called you to sell you. You got to pull the trigger yourself because I figured that if you can’t pull on the trigger, if you can’t jump off the ledge, then you have no place to be an entrepreneur because entrepreneur is about jumping off. And I think that other people do in justice by making people pull on the trigger.
So let’s summarize it real quick, the sales funnel gathers information, adds value and builds report; the follow-up is constantly letting the people know that you are there and you are adding more and more value. The third funnel is when the customer decides to buy without ever contacting you, the third funnel actually has two ways; for example, in my real estate dojo, people go to my website and they buy stuff and I just got a PayPal notification, I made money, I never talked with them, but with Mr. Investor where I buy houses, no one’s going to go to my website and give me owner financing deals, they’re not going to do that. So when decided in their mind that they want to use me, they just reach out to me and all I have to do is be there like a receiver to catch the ball because my funnels have done such a great job with a good quarter back comes right to me, I just got to get it and run to the home run guys. And that’s the power of funnels because you’re having system or team mates are automated throw you the ball at the perfect spot so you could catch it. So when somebody goes into the Mr. Investor funnel, once they decided to reach out to me, all I got to do is pick up the phone, I don’t have to convince them, I don’t have to sell them, I don’t have to negotiate, they already decided in their mind that they’re going to go with mister investor and sell me the house at 60cents on a dollar or they’re going to do some kind of term offer because I’m educating them.
How do I do that? There’s so many different ways to do that. So we talked about what are the three types of funnels, now let’s talk about how is this possible and why do you need to do this, I think the why is more important than the how. You need to do this because it gives you freedom and today the world we live in, technology, Google, YouTube, text messaging, fax, internet, has made the world so much closer. I’m able to hire somebody in India, they work full time for me for a hundred and twenty bucks a month, that’s what technology has done, and the big guys are doing it, Nike is doing it, all these big guys and why can’t I do it? I decided to do it because the big guys have decided to do it and they’re making millions so I’m doing it too. So the same thing happens with automation, you call let’s say your telephone provider and they send you a text that says “let’s do a survey” guess what, they’re using funnel automation, and what kind of funnel automation are they using in that one? The number two, the follow-up, they follow up with you to see how their services is. Follow up is not just about making sales, it could also be about improving sales, improving customer relationship, etc.
So the big guys are using these funnels, they’re following you to sales, they’re following you to the closing, they follow in the follow-up. So it’s time that you and I as small investors do and why you should do it is it allows you to go out here and have fun. It allows you to not pick up the phone and follow-up with the seller because you have automation systems that do it and it allows you to spend time with your kids so this is the greatest era we live in because we’re able to put stuff into full automation or semi-automation, what do I mean by semi-automation?
Let’s talk about the full automation, the full automation is my real estate dojo, people goes to my sales funnel, they go up to my follow-up funnel and they go to my closing funnel, I never called them and they never called me, they go online and they buy $500 worth of stuff, $20 worth of stuff, $20,000 worth of stuff, all by themselves, that’s called full automation. I never pick up the phone to talk to them, never. Not to make a sale, sometimes I reach out to them because I really care and I want to see how they’re doing but I never call to sell because if I wanted to do that, I would have kept my 14 years business that I had that’s making seven figures, so I’m not here to sell anybody, I actually hates sales, but I figured out how to make automation so people just come to me ready to give me their money which is called the full automation which I use with my real estate dojo.
The partial automation is what I use in Mr. Investor because I’m buying a really big ticket item like their home, I’m not talking about $2,000 product, I’m talking about their home. So with the partial automation, what I do is my funnels allows the seller to make the decision that they want to use my services all by themselves, all they’re going to do is reach out to me and say “hey, I’m ready to sell” but I have to be there to pick up the phone, I have to be there to receive the ball, if I don’t do that, then I’m not going to do the deal because it’s not a fully automated system like my real estate dojo, because people are selling me their home. So if you’re an investor, if you’re a realtor, you can use partial automation to get your listings, to get these deals and all you got to do is just pick up the phone when the seller is ready to go ahead and give you the deal or give you the listing, it doesn’t get any better that that, that’s why I call it partial automation. And we talked about why you want to do it, because it allows you to make a lot of money without working all the time, without calling people, without cold calling people, without emailing people, without doing all these stuff yourself and put it to automation.
Now, who can this benefit? It can benefit the newbies, why? Because a lot of newbies don’t have the time and experience to do the follow-ups or they hate sales and they don’t want to follow-up people, and it can also benefit the pros, why? Because pros are busy and a lot of times we don’t have the time to follow-up people, it takes a lot of time, that’s why I automated it all.

So if you are just starting out your journey, it’s great to have stuff but you got to have bigger meaning in life and it can’t just be stuff because if it is just stuff, when you get there, it’s going to be a lonely place, hopefully you will be happy but from my personal life, I wasn’t happy, stuff didn’t make me happy, winning championships didn’t make me happy and there was always a hunger for more of emptiness. So whenever you go after stuff, you’re just going to be made out of stuff, when you go after your dream, your soul’s purpose in life, you’re going to make things happen guys.
